Modular Home

'Prefab' is shorthand for 'Previously Fabricated', meaning it was built in a factory and is reassembled or finished on site. Our ADUs are built to completion in our partner factories, transported to your site, and can be installed to a foundation within 24 hours. Prefab construction has the advantage of significantly faster and more efficient than other construction types. Building in a factory allows us to use efficient processes and avoid weather delays, so that we can complete your project on time and on schedule!

The advantages of using prefabricated construction are cost savings, time savings, and less disruption to residents of the primary house and neighbors.

Speedy affordability

Modular homes have become increasingly popular in recent years due to their affordability, speed of construction, and customization options. Because they are built in a controlled factory environment, modular homes can be constructed more quickly than traditional site-built homes, often in a matter of weeks rather than months.

Modular homes  offer a high degree of flexibility in design and customization, as they can be built to virtually any size or style. Additionally, many modular homes are built to be energy-efficient, which can result in lower utility bills for homeowners.

Misconception

Despite their many advantages, modular homes are sometimes associated with lower quality construction. However, this is largely a misconception, as modular homes are subject to the same building codes and standards as traditional site-built homes. In fact, many modular homes are built with high-quality materials and are designed to withstand extreme weather conditions.

New 2020 California Law

ADUs are less expensive, faster, and easier to build!!!

California is in a housing crisis, both of physical houses and affordability. ADUs help the crisis by getting more homes and lowering costs to build, as land and utility infrastructure are already in place (two of the biggest costs to build a new home). New State of California ADU laws include:

1. ADUs can be up to 1,200 sq. ft. regardless of the size of the primary dwelling unit (as long as you meet setbacks and FAR)

2. Setbacks reduced to 4’ side and rear yard

3. Parking requirement for ADU waived

4. No owner occupancy of primary dwelling unit (great for investors)

5.60-day review and approval process by local building department or considered approved

6. Waiver of local development fees for ADUs less than 750 sq. ft.

7. Multifamily homes eligible for ADU

8. Fire Sprinklers ONLY required if Primary Dwelling Unit has them in place
